Owners Insights: Performance Based Waterproofing Design.

As we've highlighted in previous newsletters, the DTS provisions for External Waterproofing (AS4654) are becoming outdated, increasing the need for performance-based design solutions in both new construction and remedial space.

In New South Wales, a 2021 study found that 23% of recently completed strata buildings had serious defects related to waterproofing. As more remedial waterproofing projects now require a Regulated Design, we often encounter challenges with applying DTS provisions retrospectively. Factors such as original design limitations, restricted access, structural and occupancy constraints, and cost barriers make retrospective compliance difficult.

While DTS provisions offer the most straightforward compliance pathway—and are often the preferred approach—they frequently lead to solutions that, although theoretically compliant, can be impractical in real-world applications. 

A great example of compliance challenges is substrate fall. AS4654.2 requires a minimum fall of 1:100 to drainage outlets. We agree that water ponding can often lead to water ingress issues, and in many cases, falls can be corrected with a sand-cement screed or tapered insulation (our preferred solution due to its lightweight and easy application).

Yet, compliance isn’t always so simple. Consider an existing substrate with a 1:120 fall and no significant ponding. While most quality waterproofing membranes can remain watertight under substantial pressure, technically, any fall below 1:100 requires either adjustment to meet the standard or a performance solution to ensure compliance. In this scenario, a designer should consider a few critical questions:

  • Structural Capacity: Can the structure support the additional weight of the bedding required to achieve the necessary fall?
  • Membrane Termination Height: Could correcting falls significantly reduce the vertical termination height of the waterproofing membrane, creating issues—especially at door thresholds on balconies—and requiring additional performance solutions?
  • Budget Constraints: Although some may find it controversial, the reality is that no one has an unlimited budget. Is correcting falls truly the best use of funds? Sometimes, it may be—but a thorough risk-benefit analysis should always be considered.
